Job Description
The role is responsible for supervising and leading the day-to-day operations and maintenance of non-retail facilities, including warehouses, factories, labor camps, e-commerce, and logistics centers. This includes overseeing preventive, reactive, corrective, and proactive maintenance of chillers, HVAC, and MEP systems. The role ensures the maintenance team is deployed efficiently to deliver quality, timely services, manages specialist sub-contractors, and liaises with business unit representatives to address concerns, maintaining high customer satisfaction with zero complaints or outstanding issues.
Key Responsibilities
- Organize manpower for each task, ensuring adequate staff coverage based on planned and unplanned work.
- Liaise with business unit representatives and stakeholders to address requests, complaints, or operational concerns.
- Manage specialist sub-contractors (Housekeeping, Pest Control, SSPs, etc.) and coordinate field teams to ensure timely and quality execution of maintenance works.
- Ensure compliance with all company policies, UAE laws, and operational guidelines.
- Oversee hard and soft FM aspects, including solar power plants, multilayer racking, conveyor systems, ETP plants, and ammonia plants.
- Monitor and ensure timely closure of all work orders in Revo/CAFM system, addressing customer satisfaction gaps where needed.
- Track all facility service requests and ensure completion within established timelines and quality standards.
- Manage and monitor Planned Preventive Maintenance (PPM) execution, ensuring 100% completion monthly.
- Coordinate statutory inspections with third parties, ensuring execution and certification compliance.
- Ensure availability of tools, parts, and consumables, including calibration requirements, for maintenance tasks.
- Prepare critical spare parts lists for each building, establish minimum stock levels, and conduct periodic stock checks.
- Promote communication and cooperation between engineers and facility managers.
- Identify opportunities to improve building standards and maintenance strategies; propose and implement improvements.
- Organize and conduct staff meetings, ensuring adherence to quality standards and best practices.
- Identify skill gaps in the labor force and arrange training as required.
- Ensure team compliance with grooming, behavior, and ID requirements, conducting periodic audits.
- Conduct quality control spot checks and audits for in-house and SSP maintenance, covering preventive and reactive tasks.
- Maintain building handover documents and update records regularly.
- Ensure buildings comply with UAE Fire Code, NFPA, SFG-20, and ASHRAE standards; report non-compliances.
- Perform periodic inspections (daily/weekly/monthly) of building conditions and submit reports with recommendations.
- Maintain checklists for periodic inspections of utility and plant rooms.
- Conduct inspections of signage, furniture, equipment, access routes, fire escapes, and emergency services; take corrective actions as needed.
- Submit initial incident reports within 12 hours and detailed investigation reports within 6 days.
- Maintain trackers for all PPM, reactive, and proactive maintenance tasks; provide monthly report inputs.
- Collaborate with QHSE team to address safety observations and ensure timely closure.
- Enforce QHSE compliance, PPE usage, and approved RAMS procedures; conduct Toolbox Talks for major works.
- Apply and monitor safe systems of work (SSOW), including PTW, LOTO, fall protection, and PPE usage.
- Conduct and document risk assessments for all tasks; communicate risks to staff and contractors.
- Maintain PAT test logs, ensure scheduled tests are completed, and update trackers monthly.
- Ensure leave planners for all team members are submitted to Assistant FM.
- Monitor daily electricity and water consumption and report to management.
- Set clear objectives and performance targets in collaboration with team members.
- Mentor, guide, and provide direction to the team to improve skills, operational efficiency, and service quality.
- Apply structured performance management to monitor progress, troubleshoot issues, and achieve KPIs.
Skill & Experience
- Bachelor’s degree in Electrical Engineering or equivalent.
- Strong computer and presentation skills.
- UAE Driving License (Light Vehicle).
- 8–10 years of experience in Industrial or Manufacturing Maintenance Facilities / Facilities Management, including Building Maintenance and MEP systems.
- Hands-on experience with Electrical and Instrumentation systems, Chillers, DX units, HVAC, and overall building maintenance.
- Skilled in troubleshooting, fault finding, and problem-solving for HVAC and industrial systems.
- Experience with automation systems.
- Experience in similar industries is preferred.
- Thorough knowledge of MEP and specialist systems.
- Strong understanding of building maintenance and repair methods, materials, tools, and equipment.
- Knowledge of technical standards, codes, safety standards, and regulatory requirements.
